Distressed Properties Statistics Update

For the time being, the numbers regarding distressed properties have changed significantly over the last several months.  Not long ago, when I would perform a search of potential homes for a buyer, I would find easily over half of the listings were a distressed property of some sort.  Not so today.

Fredericksburg Real Estate Region (Fredericksburg City, Caroline, King George, Stafford, Spotsylvania)

As a whole the region numbers look like this as of this morning.

Total # of homes for sale:  2090
Foreclosures:  192  or 9.2%
Short Sales: 332 or 15.9%

That means that roughly 75% of the homes for sale today in the Fredericksburg real estate market are traditional sales, not distressed properties.

When we break these numbers down by locality, the percentage of homes for sale that are distressed properties looks like this.

Fredericksburg City
Foreclosures: 8.2%
Short Sales: 5.2%

Spotsylvania
Foreclosures: 9.5%
Short Sales: 16.2%

Caroline
Foreclosures: 8.3%
Short Sales: 16%

Stafford
Foreclosures: 10%
Short Sales: 19.8%

King George
Foreclosures: 7.7%
Short Sales: 8.7%
